Project Background:
Petite Luxury Homes, LLC seeks construction services for a new master planned tiny home vacation community.
The site location is 5925 Hummingbird Lane, Kingston, OK 73439, which due north of Lake Texoma and due west of Durant, OK.
Project Scope:
Our goal with the construction service is to create a vacation home community that provides a luxury tiny home experience at a premier lake destination. Architectural designs to be provided by owner in PDF format unless otherwise requested.
Scope:
Build 8 Vacation Homes (493 sf)
Build 1 Clubhouse (~1300 sf)
Land Development (2.5 acres)
Considerations:
This community is a short-term rental community, such as AirBnB and VRBO.
Peak season for vacation rentals is May through July.
Owner will not provide compensation to Respondent for any expenses incurred by Respondent for proposal preparation
SUBMITTING PARTY REQUIREMENTS
A. Proposals submitted in response to this RFP shall include the following information for evaluation:
i) Cover with the submitting party name/logo, the project title, and party contact information.
ii) Company Overview signed by an authorized representative of the submitting party which confirms the party’s commitment to provide the services proposed. The letter should include a brief summary of the party’s history, number of years in business, and number of employees at the location that will be providing the services.
iii) Qualifications and Experience. Provide company qualifications and experience, as well as the resumes of the employees selected to directly work on this project.
iv) Capacity to Perform the Work. If awarded the project and given existing commitments, describe estimated start date and if there is an impact to the submitting party’s ability to perform the services in accordance with the schedule.
v) References. Provide at least two professional references.
vi) Fee. Provide proposed fee based on building as outlined in the provided designs. Designs will be provided via PDF format unless requested otherwise.
vii) Contractual Terms and Conditions. Provide terms and conditions that will govern the construction contract, including payment terms, insurance requirements, change orders, dispute resolution mechanisms, warranties, and other obligations.
B. Format.
Proposals to be submitted electronically via email ONLY. No hardcopies accepted. A single Portable Document File (PDF) attachment to email if size requirements allow; or if the PDF size is too large, submit electronically via email with a link to a cloud storage to be downloaded.

Specific exclusions from scope
Project Owner has procured bids for septic system and solar panels.
Project Owner has procured the following reports, which are available upon request: geotechnical report, partial topographical survey, boundary survey, environmental report, and septic soil report.
Project owner has procured architectural designs via third party.
Implementation plan
The full project will be implemented in a single phase, starting with the clubhouse.

CONFIDENTIALITY AND RESPONSE OWNERSHIP.
The recipient of the RFP understands the confidential nature of the Request for Proposals and agrees to protect it in the same manner as it would its own confidential information, and not disclose the Confidential Information to third parties or use the Confidential Information other than as provided for in this request.
OBLIGATION TO REVIEW.
The submitting party must thoroughly examine and will be held to have thoroughly examined and read the entire RFP document. Failure of submitting party to fully acquaint itself with existing conditions or the amount of work involved will not be a basis for requesting extra compensation after the award of any contract.
